2024 Board of Review Meeting:
- Wednesday, September 11, 2024 from 9:00 am to 11:00 am
- Location: 3rd Floor Council Chambers Room 305 at City Hall, 828 Center Avenue, Sheboygan, WI
- By appointment only, 48-hour notice prior to the Board of Review meeting is required. Contact the City Clerk for a formal “Objection to Property Assessment” form, to be completed and returned prior to receiving an appointment to appear before the Board of Review. City Clerk’s office 920-459-3361.
NOTE: Assessed values for all property, except manufacturing, have been finalized for the 2024 Assessment Roll. The Board of Review adjourned on September 11, 2024, which closes the appeal process for 2024.
January 1: Annual Assessment Date
All property assessments are made as of January 1 each year. Changes occurring after this date are reflected in next year’s assessment.
January 31: Request For Property Review
Property owners requesting a review of their property’s assessed value or assessment data records must submit their Request for Property Review Form by January 31.

March 1: Property Tax Exemption Request Deadline
Owners of real estate property requesting an exemption from property taxes under WI Statutes 70.11 must file a completed Property Tax Exemption Report form (PR-230) with the City Assessor on or before March 1st of the associated assessment year of the request. Request forms received and/or post marked after March 1st will have their requests denied for that given year, but may be resubmitted for consideration for the subsequent year. These forms are available at the City Assessor’s Office and can also be found on the Department of Revenue’s website at:
March 1: Annual Statement of Personal Property Due
All persons or entities conducting business activity in the state of Wisconsin are required to file an annual “Statement of Personal Property” (form PA-003) with the municipal assessor on or before March 1. The business owner as of January 1 of each year will be responsible for the Personal Property Tax billed in December of that year, even if the business closed or was sold after January 1.
April (late): Assessment Change Notices
Assessment change notices are mailed at least 15 days (30 days in revaluation years) prior to the Board of Review meetings in June.
May (mid): Annual Open Book Session
Property owners and interested parties can inspect and ask questions about the newly published annual assessment roll.
June: Annual Board of Review
The Board of Review date is generally scheduled for June.
November: Budgets Passed
Budgets are debated and passed by taxing authorities. Once the budgets are passed, the final mill (tax) rate for the upcoming real estate tax bills is determined.
December (mid-late): Property Tax Bills
Tax bills are calculated and mailed to property owners on or before the third Monday in December.
